This palazzo is full of history. It dates back, at least, to the 1700s. There is a fireplace from Venice that dates to the 1600s. The doors were crafted in the 1700s. But, more than dates and historical references, it is the grandeur of the space that evokes images of a genteel world where "famiglie nobili" lived in such places in ways we can only imagine.
Many rooms in the palazzo have high ceilings, more than 3m high, and many of them are adorned with artwork. Many of the rooms, including the shape of the dining room, are fascinating, as is the amazingly antique cantina floor with it is old arches, grotto and access to the garden. The huge windows allow for lots of natural light, even in winter. The 4 unique terraces, each with a special view, are a wonderful feature. The views, too, are wonderful. They are what the Marchigiani refer to as "mare e monti" - the sea and the mountains.
The size of Palazzo Affascinante opens up a fascinating range of possibilities. At 700 sqm and four floors, there is a lot space. The majority of it is to be enjoyed right now, without any work. Other sections require light restoration work, such as the cantina floor and some rooms and baths may need to be freshened-up. What is inescapable here, though, is that you own a piece of history, a grand old palazzo in a prized centro storico. Palazzo Affascinante is ideal as very special family residence year-round or for holidays. The structure is ideal for an extended family, where each of two or three members of the family can have a separate and private residence within the building. Palazzo Affascinante also provides all you need to run a very unique B&B. The volume available is also ideally suited to a boutique hotel, if your plans and budget are more ambitious. You could even decide to develop 2 or 3 separate residences within the palazzo, keeping one for yourselves and selling the other two.
Taking a brief tour around Palazzo Affascinante, we enter on the street level into an impressive and proper entry hall, replete with an arch and stained glass. Just off the entry hall is what is best described as a "Great Room", a large living room with high ceilings, wood floors, full/wide windows and the 1600s Venetian fireplace. This room has access to a spectacular terrace � it�s sun-drenched and privileged to have one of the best views in all Le Marche. The majestic Sibillini Mountains are seen in the distance and the Adriatic Sea is off to the east. It is the best of Le Marche's rolling hills and countryside all right before you, fanning out from the palazzo. It is a spectacular place for al-fresco dining, lounging in the sun, or a quiet early morning cappuccino. Also on this floor there is a library/multi-use room, a modest kitchen, a large garage and a laundry. The dining room is very special, with a rounded wall that looks out at the view through enormous windows. A very impressive 1.5m wide marble staircase takes you to the first floor.
On the first floor we have an impressive suite, a large bedroom with a Romeo & Juliet terrace, elegant sitting area (ante-camera) and large bathroom. There is also a second bedroom, large dressing room and big bathroom. Continuing along, also on the first floor, there is a completely independent sort of apartment with kitchen nook, a couple of bedrooms a living room with an amazing ceiling, a bathroom and a big panoramic terrace.
The 2nd floor has another apartment, unto itself with a terrific terrace. This space needs finish work as it is presently in a state akin to "builders finish". The tour is completed at the bottom of the structure in the cantina area. This is an amazing space with arches, vaulted ceilings, a grotto, wine cellar and lots of other character-rich features. This is a true cantina at this point and could be restored into a remarkable space, especially is you intend to run a business from Palazzo Affascinante. On one side of the cantina floor there is a cozy, self-contained apartment. Ancona airport is 35 minutes away.
It is hard to do justice, whether on a website or with words, to a place as fascinating as Palazzo Affascinante. It is a property that must be visited to be appreciated. It is a truly fascinating place, something that is in ever shorter supply.
